| Abstract: | Předmětem této diplomové práce je analýza vybraných nemovitostních fondů s domicilem v České republice. Diplomová práce je rozdělena na teoretickou a praktickou část. Teoretická část se věnuje konceptu a současnému stavu kolektivního investování včetně jeho specifik, rizik a jeho legislativnímu vymezení. Dále jsou v teoretické části rozebírány možnosti nepřímého investování do nemovitostí a metodologie měření výkonnosti realitních fondů. Praktická část následně charakterizuje a analyzuje 5 vybraných retailových fondů a 4 fondy kvalifikovaných investorů dle jejich výnosnosti, výkonnosti, nákladovosti a jiných relevantních parametrů. Analýza využívá veřejně dostupné informace pocházející převážně z výročních, čtvrtletních či měsíčních zpráv, factsheetů, statutů a KIID fondů. |

| Abstract: | The subject of the master thesis is the analysis of selected real estate funds domiciled in the Czech Republic. The thesis is divided into theoretical and practical parts. The theoretical part is devoted to the concept and current state of collective investment, including its specifics, risks and its legislative definition. Furthermore, the theoretical part discusses the possibilities of indirect investment in real estate and the methodology of measuring the performance of real estate funds. The practical part then characterises and analyses 5 selected retail funds and 4 qualified investor funds according to their performance, profitability, cost-effectiveness and other relevant parameters. The analysis uses publicly available information, mainly from annual, quarterly or monthly reports, factsheets, fund rules and KIIDs. |
