| Abstract: | Bakalářská práce se zabývá vybranými faktory ovlivňujícími ceny nemovitostí. Cílem této práce je zanalyzovat a vyhodnotit dopad jednotlivých vlivů na změny cen na trhu rezidenčních nemovitostí v České republice. V první části se práce zaměřuje na jednotlivé faktory z hlediska teorie. Tyto faktory se dělí na poptávkové, jež se dále rozlišují na ekonomické a demografické, a nabídkové. Posléze je empiricky ověřen vztah mezi jednotlivými determinanty a cenami nemovitostí metodou korelační analýzy. Závěr práce se věnuje shrnutím výsledků analýzy. |

| Abstract: | The Bachelor’s thesis focuses on determinants of real estate prices. The purpose of the thesis is to analyze and assess the impact of each factors on the dynamics of prices on the real estate market. First part of the thesis focuses on individual determinants in terms of theory. These factors are divided into factors of demand, which are further divided into economical and demographical determinants, and factors of supply. These determinants are then empirically validated using the method of correlation analysis. The conclusion of the thesis is devoted to summarization of the results of the analysis. |
