| Abstract: | Tato bakalářská práce se věnuje hypotečním úvěrům a jejich porovnání v různých zemích. Teoretická část se zabývá vymezením pojmu hypoteční úvěr, jeho charakteristikami a odlišnostmi od běžných spotřebitelských úvěrů. Dále se zaměřuje na úvěrové ukazatele a jejich regulaci. Ve druhé části je popsán vývoj hypotečního trhu v ČR a čtyřech vybraných státech. Těmito státy jsou Německo, Maďarsko a Itálie. Cílem empirické části této práce je analyzovat, jak zjištěná data jako průměrná sazba z hypotečních úvěrů, ceny nemovitostí a relevantní makroekonomické ukazatele ovlivňují trh s hypotékami v různých obdobích a jakým způsobem se celkové změny promítají do celkového objemu poskytnutých hypoték. |

| Abstract: | This bachelor's thesis focuses on mortgage loans and their comparison across different countries. The theoretical part deals with defining the concept of a mortgage loan, its characteristics, and differences from regular consumer loans. It also focuses on credit indicators and their regulation. The second part describes the development of the mortgage market in the Czech Republic and four selected countries: Germany, Hungary, and Italy. The empirical part of this thesis aims to analyze how the gathered data, such as the average mortgage loan interest rate, property prices, and relevant macroeconomic indicators, influence the mortgage market in different periods and how overall changes are reflected in the total volume of granted mortgages. |
