| Abstract: | Práce se zabývá vývojem realitního trhu v České republice v letech 2012-2022. Je rozdělená na dvě části, teoretickou a praktickou. V teoretické části je popsán vývoj na realitním trhu a činitele, které na něj působily, porovnáva ho s vývojem v ostatních státech EU a také mezi regiony České republiky. V praktické části jsou zpracována data z nejmenované realitní kanceláře. Cílem práce je zjistit, které proměnné nejvíc ovlivnily cenu nemovitostí a sestavit model, který by co nejlépe predikoval cenu za m2 prodané nemovitosti. V praktické části je použitý statistický software R. |

| Abstract: | The thesis deals with the development of the real estate market in the Czech Republic in the years 2012-2022. It is divided into two parts, theoretical and practical. The theoretical part describes the development of the real estate market and the factors that influenced it, comparing it with the development in other EU countries and also between the regions of the Czech Republic. In the practical part, data from an unnamed real estate agency is processed. The goal of the thesis is to find out which variables have the biggest influence on the price of real estate and to build a model that would predict the price per m2 of sold real estate the best. In the practical part statistical software R is used. |
