| Abstract: | Diplomová práce se zabývá problematikou uzavřených smluv o spolupráci mezi obcí a developery a jejich vlivem na rozpočet vybraných obcí. Cílem práce je zanalyzovat uzavřené smlouvy o spolupráci vybraných obcí na jejichž území je realizována výstavba developerských projektů, určit použité finanční i nefinanční nástroje obcí z uzavřených smluv a stanovit odhad výnosnosti daně z nemovitých věcí plynoucí z pozemků developerského projektu. Dále na základě zkušeností z analýzy navrhnout doporučení k použití finančních i nefinančních nástrojů při uzavírání smlouvy s developerem se zájmem na území vybrané obce realizovat developerský projekt. |

| Abstract: | The diploma thesis deals with the issue of concluded cooperation agreements between municipalities and developers and their influence on the budget of selected municipalities. The aim of the work is to analyze the signed cooperation agreements of selected municipalities on the territory of which the construction of development projects is being implemented, to determine the used financial and non-financial instruments of the municipalities from the concluded agreements and to establish an estimate of the real estate tax yield arising from the land of the development project. Furthermore, on the basis of experience from the analysis, propose recommendations for the use of financial and non-financial instruments when concluding a contract with a developer interested in implementing a development project in the territory of the selected municipality. |
