| Abstract: | Cílem diplomové práce byla identifikace determinant tvorby nabídkových cen bytů a zhodnocení jejich významnosti. K měření vlivu jednotlivých faktorů byla využita regresní analýza na základě hédonické ceny a dalších faktorů. Analyzovaným souborem byly nabízené byty určené k prodeji ve městě Polička, Litomyšl, Moravská Třebová a Svitavy v období od listopadu 2023 do února 2024. Finální regresní model obsahuje 7 determinant, které ovlivňují nabídkovou cenu bytů, které byly zhodnoceny jako statisticky významné na 5% hladině významnosti. První proměnnou je velikost bytu uváděna v m2, dále proměnné vzdálenost od základní školy, město, dispozice bytu, stav objektu, typ vlastnictví a poslední patro. |

| Abstract: | The aim of the diploma thesis was to identify the determinants of flats offer prices and to evaluate their significance. Regression analysis based on hedonic price and other factors was used to measure the influence of individual factors. The analyzed set was the offered flats for sale in the cities of Polička, Litomyšl, Moravská Třebová and Svitavy in the period from November 2023 to February 2024. The final regression model contains 7 determinants that affect the offer price of flats, which were evaluated as statistically significant at the 5% significance level. The first variable is the size of the apartment reported in square meters, followed by the variables distance from elementary school, city, apartment layout, building condition, ownership type, and top floor. |
