| Abstract: | Diplomová práce si klade za cíl posoudit vliv fixní a inflační doložky v kontextu jejich zahrnutí do výnosového ocenění komerčních nemovitostí. Teoretická část je založena na odborné literatuře, která se zabývá indexací nájemného a dopady s ní spojené na hodnotu komerčních nemovitostí. Teoretická část dále obsahuje analýzu tržního prostředí komerčních nemovitostí na základě tržních reportů od etablovaných společností na trhu. Analytická část se věnuje citlivostní analýze indexace nájemného na tržní hodnotu komerční nemovitosti stanovenou výnosovým přístupem. Jako podklad pro tuto citlivostní analýzu ocenění slouží dva znalecké posudky s indexací dle inflace aktuální k roku 2022. Na základě výsledků teoretické a analytické části je posouzen dopad fixní indexace na tržní hodnotu komerčních nemovitostí. |

| Abstract: | The thesis aims to assess impact of fixed and inflation clauses in the context of their inclusion in the income valuation of commercial real property. The theoretical part is based on the academic literature that deals with rent indexation and its effects on the value of commercial real property. The theoretical section also includes an analysis of market conditions for commercial real property based on market reports from established companies on the market. The analytical part devotes to a sensitivity analysis of rent indexation on the market value of commercial real property as determined by the income approach. Two expert reports with inflation indexation current as of 2022 serve as the basis for this valuation sensitivity analysis. Based on the results of the theoretical and analytical sections, the impact of fixed indexation on the market value of commercial real property is assessed. |
