| Abstract: | Tato diplomová práce se zabývá finančním řízením developerských projektů. Jejich ziskovost vlivem externích faktorů klesá a je důležité, aby měl Investor pod kontrolou finanční aspekty a dokázal je v průběhu realizace projektu správně řídit. V teoretické části je rozebrána komplexnost projektového financování včetně typů rezidenčních projektů. Dále jsou vysvětlené jednotlivé etapy realizace od předinvestiční, investiční, až po provozní. Následně jsou identifikovány role všech zúčastněných stran a jejich dopad na Investorovo finanční řízení. Nedílnou součástí je sestavení tzv. projektové bilance, která je hlavním nástrojem pro finanční řízení a následného vyhodnocení finanční úspěšnosti společně se stanovením ukazatelů jako jsou: čistá současná hodnota (NPV) a vnitřní výnosové procento (IRR). Cílem práce je analýza sestavené projektové bilance a její následné vyhodnocení, které porovnává plán Investora s realitou realizovaného projektu a identifikace vlivů, které odchylku způsobily. Praktická část se zabývá případovou studií konkrétního rezidenčního developerského projektu, který byl realizován v rámci fondové holdingové skupiny v České republice. Projekt ilustruje veškeré kroky Investora od sestavení finanční projektové bilance a rozhodnutí o realizaci až po samotné vyhodnocení projektu na jejímž základu je sepsáno doporučení, které umožní budoucím Investorům lépe finančně řídit podobné developerské projekty. |

| Abstract: | This Thesis deals with the financial management of development projects. Their profitability is decreasing due to external factors and it is important that the Investor has control over the financial aspects and is able to manage them properly during the project implementation. The theoretical part discusses the complexity of project financing including types of residential projects. The various stages of implementation are explained from pre-investment, investment, to operational. Subsequently, the roles of all stakeholders and their impact on the Investor's financial management are identified. An integral part is the compilation of the so-called project balance sheet, which is the main tool for financial management and the subsequent evaluation of financial success, together with the determination of indicators such as: net present value (NPV) and internal rate of return (IRR). The aim of the Thesis is the analysis of the compiled project balance sheet and its subsequent evaluation, which compares the Investor's plan with the reality of the implemented project and the identification of the influences that caused the deviation. The practical part deals with a case study of a specific residential development project implemented within a fund holding group in the Czech Republic. The project illustrates all the steps of the Investor from the preparation of the financial project balance sheet and the decision to implement to the actual evaluation of the project on the basis of which recommendations are written that will enable future Investors to better financially manage similar development projects. |
