| Abstract: | Tato diplomová práce se zabývá analýzou nemovitostních transakcí v České republice. Úvodní část teoretické části je věnována popisu a analýze nemovitostního trhu v tuzemsku, konkrétně se zaměřením na rezidenční trh nemovitostí. Následně jsou představeny faktory, které mají vliv na cenu (hodnotu) nemovitostí. Nechybí ani seznámení s aktuální situací na českém rezidenčním trhu, a to včetně pohledu expertů na možný budoucí vývoj. V rámci empirické části je nejprve provedena analýza dat nemovitostního trhu. Ke zkoumání vývoje počtu, objemu a průměrných cen uskutečněných prodejů panelových a cihlových bytů v období od roku 2016 do roku 2023 jsou využita veřejně publikovaná data, která poradenská společnost Deloitte zveřejňuje na čtvrtletní bázi v rámci přehledu nazvaného Deloitte Real Index. V poslední části diplomové práce je pak uskutečněna analýza transakčních dat se zaměřením na pražské lokality Háje a Chodov, přičemž potřebná data za období od 1. ledna 2014 do 31. května 2023 pro účely praktické části diplomové práci byla poskytnuta společností Dataligence s.r.o. |

| Abstract: | The master thesis deals with the analysis of real estate transactions in the Czech Republic. The introductory part of the theoretical part is devoted to the description and analysis of the real estate market in the Czech Republic, specifically focusing on the residential real estate market. Subsequently, the factors that influence the price (value) of real estates are presented. The current situation on the Czech residential market is also mentioned, including the experts' views on possible future developments. In the empirical part, first, an analysis of real estate market data is carried out. To investigate the development of the number, volume and average prices of sales of panel flats and brick flats in the period from 2016 to 2023, are used publicly published data, which the consultancy Deloitte publishes on a quarterly basis in the overview called Deloitte Real Index. The last part of the thesis analyses transaction data focusing on the Prague locations Háje and Chodov, while the necessary data for the period from 1 January 2014 to 31 May 2023 for this practical part of the thesis was provided by Dataligence s.r.o. |
