| Abstract: | Diplomová práce se zabývá investicemi do nemovitostí za účelem pasivního příjmu. Teoretická část se věnuje základním pojmům na trhu nemovitostí, jakou jsou formy nabytí nemovitosti, aktéry na trhu nemovitostí a také souvisejícími daněmi. Praktická část analyzuje faktory působící na cenu nemovitostí a srovnává konkrétní investiční příležitosti a zhodnocení bytů ve třech vybraných městech vůči hlavnímu městu České republiky pomocí finančních ukazatelů a zahrnuje také aktuální dění na nemovitostním trhu. V poslední části je uvedena predikce vývoje ceny činžovního domu po dobu budoucích 10 let. V závěru jsou uvedena investiční doporučení z hlediska provedené analýzy nemovitostního trhu. |

| Abstract: | The thesis deals with investment in real estate for the purpose of passive income. The theoretical part deals with basic concepts in the real estate market, such as the forms of acquisition of real estate, actors in the real estate market as well as related taxes. The practical part analyses the factors affecting the real estate price and compares specific investment opportunities and appreciation of apartments in three selected cities against the capital city of Czech Republic using financial indicators and also includes current events in the real estate market. The last part contains a prediction of the development of the price of the apartment house for the next 10 years. The conclusion contains investment recommendations from the point of view of the performed analysis of the real estate market. |
