| Abstract: | Cílem této práce je osvětlit vývoj pražského a dublinského trhu nemovitostí. Každé z těchto měst má unikátní trh nemovitostí a stejné determinanty mají různý účinek na ceny nemovitostí. Pomocí sledování historického vývoje, analýzy dopadů krizí a použití těchto poznatků při korelační a regresní analýze se práce bude snažit tyto determinanty řádně vysvětlit, interpretovat a formulovat jasné závěry o jejich vztazích s cenami nemovitostí. |

| Abstract: | The aim of this paper is to shed light on the development of the Prague and Dublin real estate markets. Each of these cities has a unique real estate market and the same determinants have different effects on real estate prices. By tracing historical developments, analysing the impact of crises and applying these findings in correlation and regression analysis, the thesis will attempt to properly explain and interpret these determinants and formulate clear conclusions about their relationships with real estate prices. |
