| Abstract: | Tato bakalářská práce se věnuje průmyslovým nemovitostem v České republice a investicím do nich. Obsahuje dvě hlavní kapitoly. První kapitola poskytuje přehled trhu nemovitostí se zaměřením na definice a charakteristiky různých typů nemovitostí s důrazem na průmyslový trh. Druhá kapitola se zaměřuje na vývoj trhu průmyslových nemovitostí v ČR, včetně historického vývoje, současného stavu a prognóz budoucího vývoje. V rámci této analýzy jsou zkoumány klíčové faktory ovlivňující trh, jako jsou makroekonomické ukazatele, úrokové sazby a inflace. Výsledky práce ukazují, že trh průmyslových nemovitostí v ČR má růstový potenciál, zejména díky rostoucí poptávce po logistických centrech a skladech podporované rozvojem e-commerce. Přínosem této práce je identifikace hlavních faktorů ovlivňujících trh a poskytnutí praktických doporučení pro investory. |

The second chapter examines the development of the industrial real estate market in the Czech Republic, including historical development, current state, and future forecasts. This analysis explores key factors influencing the market, such as macroeconomic indicators, interest rates, and inflation. The results of the thesis show that the industrial real estate market in the Czech Republic has growth potential, particularly due to the increasing demand for logistics centers and warehouses, supported by the development of e-commerce. The contribution of this thesis is the identification of the main factors affecting the market and the provision of practical recommendations for investors. |
