| Abstract: | Tato práce zkoumá vliv vybraných ekonomických faktorů na objemy hypoték. Práce se zabývá jak teoretickými, tak praktickými aspekty této problematiky. Teoretická část studie se zabývá ekonomickými faktory, analyzuje jejich význam a potenciální dopad na trh hypoték. Praktická část analyzuje vztah hypotečních úvěrů a potenciálních faktorů, zejména prostřednictvím regresní analýzy a testu Grangerovy kauzality. Výsledky práce ukazují, že úrokové sazby, ceny nemovitostí, reálné mzdy, HDP ovlivňují objemy hypoték. Zatímco na základě výsledků míra nezaměstnanosti, nájemní bydlení, inflace a alternativní úvěry na bydlení nevykazovaly významný dopad na hypotéky. |

| Abstract: | This thesis examines the impact of selected economic factors on mortgage volumes. The thesis deals with both theoretical and practical aspects of this issue. The theoretical part of the study deals with economic factors, analyses their importance and potential impact on the mortgage market. The practical part analyses the relationship between mortgage lending and the potential factors, particularly through regression analysis and the Granger causality test. The results of the thesis show that interest rate, house prices, real wages, GDP affect mortgage volumes. While based on the results, unemployment rate, rental housing, inflation and alternative housing loans did not show significant impact on mortgages. |
