| Abstract: | Tato bakalářská práce se zaměřuje na alternativní investice a zkoumá finanční instrumenty na trhu ČR v souvislosti s Real Estate Investment Trusts (REITs). Cílem je analyzovat trend realitních investic v rozmezí let 2020-2022 v ČR, stručně definovat REITs, poskytnout přehled o českém trhu s nemovitostmi, různých formách investic do nemovitostí v ČR a očekávaného vývoje v dalších letech. Práce se skládá z teoretické a praktické části. Teoretická část popisuje finanční instrumenty na trhu s bližším zaměřením na investice, konkrétně realitní fondy, a obecný rozbor REITS včetně jejich charakteristik, výhod a specifik týkajících se zahraničního trhu USA. Praktická část zahrnuje zhodnocení vývoje českého trhu s nemovitostmi se zaměřením na vybrané investiční fondy v období 2020-2022 a identifikaci klíčových trendů. Následuje srovnání a analýza podobností a rozdílů mezi investicemi do nemovitostí v ČR a REITs. V závěru je provedeno zhodnocení vlivu pandemie, regulací, ekonomické situace na trh s nemovitostmi a jsou nastíněny perspektivy pro český trh s nemovitostmi v blízké budoucnosti. |

| Abstract: | This bachelor thesis focuses on definition of alternative investment with closer look into financial instruments on Czech market in the context of Real Estate Investment Trust (REITs). The goal is to analyze market trends in real estate investment between 2020-2022 in Czech Republic, along with a brief definition of REITs. Additionally, the thesis aims to keep the reader aware of various investment opportunities in real estate in Czech Republic with estimated future growth. This thesis is structured into brief theoretical part and about a section about instruments in the market, with closer identification of investment, specifically real estate funds, and comprehensive introduction of REITs, including the definition, advantages, and specific features of USA market. The practical part focuses on evaluation of the Czech market with real estates and the identification of crucial trends in selected funds between 2020-2022. Followed by an analysis and comparison of similarities between real estate investment in Czechia and REITs. The end of this thesis contains the effects of the pandemic, as well as regulations and the economic situation, with potential future development. |
