Tato diplomová práce si klade za cíl poskytnout ucelený přehled o fungování nemovitostních fondů s důrazem na jejich význam v současném investičním prostředí. Empirická část poskytuje komplexní analýzu těchto fondů a trhu, dále valuaci BTR projektu a citlivostní analýzu yieldu. Práce je rozdělena do několika částí, přičemž v první z nich se zaměřuje na teoretické základy kolektivního investování a typologii investorů. Druhá část se věnuje specifikům investičních fondů v České republice, včetně jejich druhů a právního rámce. Třetí část se zaobírá parametry, výhodami i nevýhodami a podkladovými aktivy nemovitostních fondů. Klíčovou částí práce je podrobná analýza nemovitostních fondů, která se zabývá nejen strategií a správou těchto fondů, ale také dalšími parametry investic do nemovitostí. Práce dále zahrnuje srovnání výkonnosti konkrétních fondů a analýzu faktorů ovlivňujících jejich výnosy, včetně aspektů oceňování nemovitostí a problematiku yieldu. V závěru je pozornost věnována budoucím výzvám, zejména problematice uhlíkové neutrality, která může v budoucnu výrazně ovlivnit investice do nemovitostí. Práce tak poskytuje cenné informace, které mohou pomoci investorům při rozhodování o investicích do nemovitostních fondů. |

| Abstract: |
This thesis aims to provide a comprehensive overview of the functioning of real estate funds, with an emphasis on their importance in the current investment environment. The empirical part provides a comprehensive analysis of these funds and the market, as well as a valuation of the BTR project and a sensitivity analysis of the yield. The thesis is divided into several parts, the first of which focuses on the theoretical foundations of collective investment and investor typology. The second part focuses on the specifics of investment funds in the Czech Republic, including their types and legal framework. The third part deals with the parameters, advantages and disadvantages, and underlying assets of real estate funds. The key part of the thesis is a detailed analysis of real estate funds, which deals not only with the strategy and management of these funds, but also with other parameters of real estate investments. The thesis also includes a comparison of the performance of specific funds and an analysis of the factors affecting their returns, including aspects of real estate valuation and the issue of yield. Finally, attention is given to future challenges, in particular the issue of carbon neutrality, which may significantly affect real estate investment in the future. Thus, the paper provides valuable information that can help investors in their real estate investment decisions. |
