Cílem mé bakalářské práce je seznámit se s hypotečními úvěry a provést finanční analýzu, která zahrnuje analýzu vybrané finanční instituce a analýzu současného vývoje hypotečních úvěrů na území Ruské federace. Práce je rozdělena do několika důležitých kapitol, mezi které patří teoretická a praktická části. V první části je uvedena podstata hypotečních úvěrů. Seznámíme se s jejich definicí a historií vzniku. Následující kapitola popisuje základní typy hypoték a jejich účelnost. Druhá kapitola práce také podrobněji zkoumá stávající modely hypotečních úvěrů a popisuje, které modely jsou implementovány a které mohou být použity v Rusku. Třetí část je věnována identifikaci pozitivních a negativních rysů, které lze získat při zvolení hypotečního úvěru. Následně jsou v práci zmíněny klíčové faktory při výběru tohoto typu úvěrů. Poslední kapitola je praktická, která zahrnuje finanční analýzu banky VTB. V praktické části je také prezentována analýza současného vývoje hypotečních úvěrů na území Ruské federace. V této kapitole se seznámíme s institucemi poskytujícími hypoteční úvěry v Rusku. Zde se také zamyslíme nad moderním vývojem hypotečního úvěrování ve zvoleném státě a po vzoru vybrané banky VTB dospějeme k závěru o vývoji finančního sektoru, neboť finanční pozice bank je jednou z klíčových faktorů úspěšného fungování a rozvoje. Analýza umožňuje posoudit finanční stabilitu finančních institucí, jejich ziskovost a efektivitu řízení zdrojů. |

The purpose of my bachelor's thesis is to get acquainted with mortgage lending and conduct a financial analysis, which includes an analysis of the selected financial institution and an analysis of the current development of mortgage lending in the territory of the Russian Federation. The thesis is divided into several important chapters, which include theoretical and practical parts. The first part describes the essence of mortgage lending. We will get acquainted with their definition and history of origin. The following chapter describes the basic types of mortgages and their expediency. The second chapter of the work also examines in more detail the existing models of mortgage lending and describes which models are implemented and which can be used in Russia. The third part is devoted to the identification of positive and negative features that can be obtained when choosing a mortgage loan. Subsequently, the work mentions the key factors in choosing this type of loans. The last chapter is practical, which includes the financial analysis of VTB Bank. In the practical part, an analysis of the current development of mortgage lending in the territory of the Russian Federation is also presented. In this chapter, we will get acquainted with mortgage lending institutions in Russia. Here we will also consider the modern development of mortgage lending in the chosen state and, following the example of the selected VTB Bank, we will come to a conclusion about the development of the financial sector, since the financial position of banks is one of the key factors for successful functioning and development. The analysis makes it possible to assess the financial stability of financial institutions, their profitability and the effectiveness of resource management. |
