Cílem práce je poskytnout komplexní přehled o investicích do kancelářských budov. Teoretická část se věnuje metodám oceňování nemovitostí a možnostem financování. Praktická část analyzuje konkrétní projekt a vyhodnocuje jeho rentabilitu a výkonnost z pohledu developera i finálního investora. Práce identifikuje klíčové ukazatele úspěšnosti investice, vyhodnocuje vliv hlavních faktorů na rentabilitu projektu a zdůrazňuje význam faktorů jako je výběr financování a optimalizace nákladů. Výsledky analýzy mohou posloužit jako vodítko pro hlubší rozbor problematiky investic do kancelářských budov. |

The aim of this thesis is to provide a comprehensive overview of investments in office buildings. The theoretical part is devoted to the methods of real estate valuation and the possibilities of financing. The practical part analyses a specific project and evaluates its profitability and performance from the perspective of both the developer and the final investor. The thesis identifies the key indicators of investment success, evaluates the impact of key factors on profitability project and highlights the importance of factors such as the selection of financing and optimization costs. The results of the analysis can serve as a guide for a deeper analysis of issues in office building investment. |
