| Abstract: |
Cílem této práce je analyzovat současnou situaci v oblasti dostupnosti vlastního bydlení v České republice dle jednotlivých krajů. Práce se zabývá různými možnostmi financování vlastního bydlení se zaměřením na nejvyužívanější zdroje, a to hypoteční úvěr, stavební spoření a vlastní zdroje. Dále zkoumá rozdíly v dostupnosti vlastního bydlení mezi kraji v oblasti fyzické a finanční dostupnosti. V další části jsou porovnány výhody a nevýhody nájemního bydlení spolu s analýzou srovnávající momentální výhodnost obou možností. V poslední části je provedena prostorová regresní analýza, která sleduje vliv vybraných proměnných na cenu nemovitostí. |

| Abstract: |
The aim of this thesis is to analyse the current situation in the area of availability of own housing in the Czech Republic according to individual regions. The thesis deals with various possibilities of financing own housing with a focus on the most used sources, namely mortgage loan, building savings and own resources. It also examines the differences in the availability of own housing between regions in terms of physical and financial accessibility. The next section compares the advantages and disadvantages of rented housing, along with an analysis comparing the current affordability of the two options. In the last section, a spatial regression analysis is conducted to examine the effect of selected variables on house prices. |
