| Abstract: | Tato práce se zabývá výnosovým oceněním průmyslové nemovitosti a odpovídá na otázku, jak se vyvíjela tržní hodnota nemovitosti během ekonomických krizí. Vymezuje základní charakteristiky trhu s průmyslovými nemovitostmi a jaké faktory mají vliv na tržní hodnotu nemovitosti. V práci jsou zpracována data od roku 2008 do roku 2023 a sestavena časová řada čistých výnosů z pronájmu a tržní hodnoty nemovitosti. Dále je sledován vývoj tržní hodnoty a vztah k ekonomickému vývoji. Ten je doplněn o ukazatele zadluženosti a sledování vývoje tržní hodnoty k zadlužení a dalším ukazatelům. Práce poskytuje ucelený pohled na vývoj konkrétní nemovitosti po celé analyzované období a poukazuje na souvislosti a specifika trhu s průmyslovými nemovitostmi. |

| Abstract: | This paper examines the income valuation of industrial real estate and answers the question of how the market value of real estate has evolved during economic crises. It outlines the basic characteristics of the industrial property market and what factors influence the market value of a property. The paper compiles data from 2008 to 2023 and constructs a time series of net rental income and market value of the property. Furthermore, the evolution of the market value and the relationship with the economic development is observed. This is supplemented by debt indicators and tracking the evolution of market value to debt and other indicators. The paper provides a comprehensive view of the development of a particular property throughout the period analysed and highlights the context and specifics of the industrial property market. |
