| Abstract: | Tato bakalářská práce se zabývá fenoménem crowdfundingu v sektoru nemovitostních projektů se zaměřením na český trh. První, teoretická část, práce vymezuje crowdfunding jako moderní finanční nástroj, specifikuje jeho uplatnění v realitním developmentu a podrobněji představuje model fungování platformy Investown. V navazující praktické části jsou popsány dva konkrétní projekty z Investownu v rámci případových studií. Hlavním výstupem práce je demonstrace možných investičních scénářů v tomto segmentu. Případové studie dále zdůrazňují důležitost analýzy finančního zdraví developera a samotného projektu pro investory, aby došlo k minimalizaci rizik jejich investice. |

| Abstract: | This bachelor’s thesis explores the phenomenon of crowdfunding in the real estate sector, with a focus on the Czech market. Theoretical part of the thesis defines crowdfunding as a modern financial instrument, specifies its application in real estate development, and provides a detailed presentation of the operational model of the Investown platform. Practical part describes two specific projects from Investown in the form of case studies. The main output of the thesis is a demonstration of possible investment scenarios within this segment. The case studies further highlight the importance of analyzing the financial health of the developer and the project itself for investors, in order to minimize the risks associated with their investment. |
