Předkládaná závěrečná práce se zabývá developerským projektem Nové Vinohrady, který se nachází v bezprostřední blízkosti Hlavního nádraží na území Městské části Praha 2. Cílem projektu je na platformě, která bude překrývat existující kolejiště a přilehlé okolí, vybudovat moderní městskou čtvrť. Plocha, na které budeme stavět má přibližně 114 400 metrů čtverečních, a je možné na ní vybudovat přibližně 298 000 metrů čtverečních hrubých podlažních ploch. V projektu vystupujeme jako jeden z největších komerčních developerů v České republice, který se společností Správa železnic, státní organizace, za účelem realizace projektu založí společný podnik. Cílem naší společnosti je v rámci projektu dosáhnout vnitřní míry návratnosti (IRR) minimálně ve výši 15 %. Závěrečná práce pak obsahuje obchodní, stavební, právní a finanční část, přičemž tyto části reflektují naše závěry z přiloženého finančního modelu. |

| Abstract: |
The presented final thesis focuses on the development project Nové Vinohrady, located in close proximity to the Main Railway Station within the territory of the Prague 2 district. The project's objective is to construct a modern urban district on a platform that will cover the existing railway tracks and surrounding areas. The site covers approximately 114,400 square meters and allows for the construction of approximately 298,000 square meters of gross floor area. In this project, we act as one of the largest commercial developers in the Czech Republic, establishing a joint venture with Správa železnic, státní organizace, to realize the project. Our company aims to achieve an internal rate of return (IRR) of at least 15% within the framework of the project. The final thesis includes business, construction, legal, and financial sections, all of which reflect our findings derived from the attached financial model. |
