The final thesis deals with the project of construction of a new multifunctional area above the railway track of Prag´s “Hlavní nádraží”. The current state represents a significant urban barrier in the center of the capital city of Prague and negatively affects the connectivity and quality of public space. The aim of the design is to cover the railway section with the robust structural platform, which will enable a creation a new urban area with residential buildings, administrative spaces, hospitality facilities, school buildings, health facilities and new gallery building. The design emphasizes architectural quality, sustainability and integration into the historical context of the capital city of Prague. From the perspective of the methodology, this is a “Metropolitan change” as it concerns a change in the zoning plan in an increase of the new HPP over 300 thousand sqm. This factor predefines that the final thesis is dedicated to data collecting to assess the business side of the project and thus determines the inputs of the financial model. The connection is also evident when creating the legal support from the beginning of the project to the end of the exit phase. The result is a proposal processed in 3D models with the requirements to approach a demanding end user with the desired result of the project IRR above 15% rate.
