| Abstract: | Práce se zabývá developerským projektem s názvem Central Hub District, který se nachází na Hlavním nádraží v Praze. Projekt se zaměřuje na návrh zástavby na vybudované platformě s optimálním mixem funkcí na základě finanční analýzy projektu. Plocha řešeného území je přibližně 12,6 ha. Cílem záměru je dosáhnout vnitřní míry návratnosti (IRR) kolem 15 %. Součástí práce je komplexní obchodní a stavební analýza a také studie finančních a právních aspektů. Výsledkem je celkový finanční model včetně harmonogramu a analýzy citlivosti. |

| Abstract: | The final thesis deals with a real estate development project called Central Hub District, located at the Main Railway Station in Prague. It focuses on the construction of the platform above the rails which will be used as a basis for further real estate development. An optimum mix of development functions is determined based on a comprehensive financial analysis. The project uses the land of the total area of approximately 12.6 ha. The aim of the project is to achieve an internal rate of return (IRR) at least 15%. The thesis includes a comprehensive business and construction analysis as well as a study of financial and legal aspects. The result is an overall financial model including a schedule and sensitivity analysis. |
