Building a holiday home in Croatia

The objective of this thesis is to evaluate the economic feasibility of the investment project of a holiday villa in Splitska Zagora, Croatia, through a business plan. The theoretical part of the thesis describes the business opportunity, market analysis, SWOT analysis and marketing planning, including the 4P concept and the definition of Unique Selling Proposition (USP). Furthermore, the implementation plan, project schedule, key management functions according to Peter Drucker's model, Porter's 5 forces model and financial return are explained. The practical part focuses, among other things, on the evaluation of investment efficiency using financial analysis methods, in particular by calculating the net present value (NPV). At the same time, the necessary key metrics of the theoretical part are discussed and evaluated in this part. The main contribution of the thesis is the practical part, which confirms the lucrativeness and at the same time the safety of the business plan, as the construction of a holiday villa in the area of Splitska Zagora, Croatia.
