| Abstract: | Tato bakalářská práce se zabývá analýzou faktorů ovlivňujících trh s bydlením v Kraji Vysočina v letech 2013-2023. Cílem práce je zhodnotit, jak jednotlivé nabídkové a poptávkové faktory ovlivňují a formují vývoj na trhu bydlení a jeho cen. Teoretická část zahrnuje literární rešerši, vymezení základních ekonomických principů trhu bydlení, analýzu bytové politiky a způsoby financování bydlení. Dále jsou vymezeny a popsány vybrané faktory strany poptávky i strany nabídky. Praktická část začíná představením Kraje Vysočina. Následně pokračuje analýzou dat vybraných proměnných a jejich dopadu na vývoj cen bytů. Výsledná zjištění potvrzují, že trh s bydlením vzhledem k jeho strnulosti reaguje na většinu vybraných faktorů s mírným časovým zpožděním. Práce je přínosná pro poskytnutí specifické analýzy regionu, který není součástí žádné větší metropolitní oblasti a přináší možné podněty pro kraje, které fungují na podobné regionální úrovni. |

| Abstract: | This bachelor thesis deals with the analysis of factors influencing the housing market in the Vysočina Region in 2013-2023. The aim of the thesis is to evaluate how individual supply and demand factors influence and shape the development of the housing market and its prices. The theoretical part includes a literature search, definition of basic economic principles of the housing market, analysis of housing policy and methods of housing financing. Selected demand-side and supply-side factors are also defined and described. The practical part starts with an introduction to the Vysočina Region. It then goes on to analyse the data of selected variables and their impact on development of housing prices. The resulting findings confirm that the housing market, due to its rigidity, reacts to most of the selected factors with a slight time lag. The thesis is useful in providing a region-specific analysis of a region that is not part of any larger metropolitan area and provides possible suggestions for regions that operate at similar regional level. |
