| Abstract: | Diplomová práce se zabývá problematikou investic do rezidenčního nájemního bydlení jako potenciální podnikatelské příležitosti v mezinárodním kontextu. Cílem práce je komplexní zhodnocení investiční atraktivity vybraných států světa a identifikace nejperspektivnějších trhů pro českého investora. Za tímto účelem je využita metoda vícekriteriální analýzy (MCDA). Práce je rozdělena na teoretickou, metodologickou a praktickou část. V praktické části je nejprve sestaven žebříček států podle investiční atraktivity, z nějž je vybráno pět nejlépe hodnocených zemí k podrobné analýze. Výsledkem je návrh modelového portfolia mezinárodně diverzifikovaných investic do nájemních nemovitostí, reflektující jak kvantitativní ukazatele, tak i institucionální a tržní specifika jednotlivých zemí. |

| Abstract: | The thesis addresses investments in residential rental housing as a potential business opportunity in an international context. Its aim is to provide a comprehensive assessment of the investment attractiveness of selected countries worldwide and to identify the most promising markets for Czech investors. To achieve this, the study employs a multi-criteria decision analysis (MCDA) approach. The work is divided into theoretical, methodological, and empirical sections. In the empirical part, a ranking of countries by investment attractiveness is first constructed, from which the five highest-scoring nations are chosen for in-depth analysis. The outcome is a proposed model portfolio of internationally diversified rental-property investments that reflects both quantitative indicators and the institutional as well as market- specific characteristics of each country. |
