Tato bakalářská práce se zaměřuje na problematiku dostupnosti bydlení pro studenty vysokých škol v hlavním městě Praze v období let 2013 až 2025. Cílem práce je analyzovat hlavní faktory, které ovlivňují přístup studentů k bydlení, a zhodnotit, jak se dostupnost bydlení v tomto období proměňovala. Teoretická část vymezuje pojem dostupnosti bydlení, jeho společenské souvislosti a roli státu v oblasti bytové politiky. V praktické části je využit kvantitativní přístup založený na analýze ukazatele dostupnosti bydlení PIR (Price-to-Income Ratio), přičemž jako modelový příklad studentského bydlení jsou sledovány byty o dispozici 1+kk. Výpočet vychází z dat Českého statistického úřadu o průměrné ceně těchto bytů v Praze a průměrné mzdě v České republice. Analýza je doplněna o dotazníkové šetření mezi studenty pražských vysokých škol, které zkoumá jejich zkušenosti, preference a limity spojené s bydlením. Výsledky potvrdily hypotézu, že v uvedeném období došlo ke statisticky významnému nárůstu cen bytů 1+kk, což zásadním způsobem ovlivnilo dostupnost samostatného bydlení pro studenty. |

| Abstract: |
This bachelor’s thesis focuses on the issue of housing affordability for university students in the capital city of Prague during the period from 2013 to 2025. The aim of the thesis is to analyze the main factors influencing students’ access to housing and to evaluate how housing affordability has changed over the observed period.The theoretical part defines the concept of housing affordability, its social context, and the role of the state in housing policy. The practical part employs a quantitative approach based on the analysis of the housing affordability indicator PIR (Price-to-Income Ratio), using one-bedroom apartments (1+kk) as a model example of student housing. The calculation is based on data from the Czech Statistical Office on the average price of such apartments in Prague and the average wage in the Czech Republic. The analysis is complemented by a questionnaire survey among students of Prague universities, which examines their experiences, preferences, and limitations related to housing.The results confirmed the hypothesis that, during the observed period, there was a statistically significant increase in the prices of one-bedroom apartments, which substantially affected the affordability of independent housing for students. |
