| Abstract: | Tato bakalářská práce se zabývá stanovením tržní hodnoty bytové jednotky nacházející se v městské části Praha 9 – Vysočany. Cílem práce je ocenit konkrétní nemovitost pomocí porovnávací metody a výnosového přístupu. Porovnávací metoda vychází z analýzy cen obdobných nemovitostí dostupných na realitních portálech, zatímco výnosový přístup zohledňuje nájemní vztah a kapitalizační míru. První část práce je zaměřena na teorii, především obecnou charakteristiku důležitých pojmů spojených s oceňováním nemovitostí. Druhá část práce je zaměřena na konkrétní tržní ocenění bytové jednotky. |

| Abstract: | This bachelor's thesis deals with determining the market value of a residential unit located in the city district of Prague 9 – Vysočany. The aim of the thesis is to value a specific property using the comparative method and the income approach. The comparative method is based on an analysis of prices of similar properties available on real estate portals, while the income approach takes into account the rental relationship and the capitalization rate. The first part of the thesis is focused on the theory, especially the general characteristics of important concepts associated with real estate valuation. Furthermore, the second part of the thesis is focused on the specific market valuation of a residential unit. |
