| Abstract: | Bakalářská práce se zabývá vlivem certifikace udržitelnosti na výši nájemného kancelářských budov v Praze. V posledních letech roste význam environmentálně odpovědného přístupu na realitním trhu s komerčními nemovitostmi, a tak se prosazují certifikace jako BREEAM, LEED a WELL. Certifikované budovy jsou často vnímány jako kvalitnější, modernější a atraktivnější pro nájemce i investory. Cílem práce je empiricky analyzovat, zda a jakým způsobem certifikace ovlivňuje výši nájemného, tedy zda existuje takzvaná zelená prémie. Práce kombinuje rešerši zahraničních a lokálních výzkumů s vlastní kvantitativní analýzou na vzorku 125 kancelářských pronájmů v Praze. Pro analýzu jsou využity metody lineární regrese a dvouvýběrových t-testů. Výsledky potvrzují, že certifikace má statisticky významný vliv na výši nájemného a že zelená prémie se projevuje napříč všemi analyzovanými lokalitami Prahy. Zjištění mohou posloužit jako podklad pro kvalifikovanější rozhodování investorů, developerů i nájemců při posouzení hodnoty a atraktivity kancelářských budov. |

| Abstract: | This bachelor thesis examines the impact of sustainability certification on rental prices of office buildings in Prague. In recent years, the importance of environmentally responsible approaches in the commercial real estate market has been growing, leading to the increasing adoption of certifications such as BREEAM, LEED, and WELL. Certified buildings are often perceived as higher quality, more modern, and more attractive to both tenants and investors. The aim of this thesis is to empirically analyze whether and how certification affects rental prices – specifically, whether a so-called green premium exists. The research combines a review of international and local studies with an original quantitative analysis based on a sample of 125 office leases in Prague. The analysis uses linear regression and two-sample t-tests. The results confirm that certification has a statistically significant effect on rental levels and that the green premium is present across all analyzed locations in Prague. The findings may serve as a useful basis for more informed decision-making by investors, developers, and tenants when assessing the value and attractiveness of office buildings. |
