| Abstract: | Bakalářská práce „Realitní trh a investice do nemovitostí: Cesta k pasivnímu příjmu“ se zaměřuje na zkoumání problematiky investování do rezidenčních nemovitostí za účelem dosažení pasivního příjmu v České republice. Teoretická část zahrnuje analýzu realitního trhu z investičního hlediska. Zabývá se otázkou, zda jsou nemovitosti vhodným nástrojem pro ochranu a zhodnocení kapitálu. Zároveň se věnuje otázce, do jaké míry je výhodné investovat do nemovitostí v době ekonomické nejistoty a jaké faktory ovlivňují jejich hodnotu a výnosnost. Praktická část se soustředí na porovnání dlouhodobého a krátkodobého pronájmu, kalkulaci nákladů a výnosů a výpočet návratnosti investice (ROI) na dvou konkrétních příkladech bytů. Hlavním cílem této bakalářské práce je poskytnout rozbor, zda je v této době možné dosáhnout pasivního příjmu pomocí investice do nemovitosti a využitelnosti různých nástrojů financování. Výsledky ukazují, že nemovitosti mohou být efektivní cestou k pasivnímu příjmu. Mým vlastním přínosem je aplikace teoretických poznatků na reálný případ a zhodnocení výnosnosti. |

| Abstract: | The bachelor thesis ‘Real Estate Market and Real Estate Investment: the Path to Passive Income’ focuses on the issue of investing in residential real estate in order to achieve passive income in the Czech Republic. The theoretical part includes an analysis of the real estate market from an investment point of view. It deals with the question whether real estate is a suitable instrument for capital protection and appreciation. It also addresses the question of how profitable it is to invest in real estate in times of economic uncertainty and what factors influence its value and profitability. The practical part focuses on the comparison of long-term and short-term rentals, cost-benefit calculations and the calculation of return on investment (ROI) using two specific examples of apartments. The main objective of this bachelor thesis is to provide an analysis of whether it is possible to achieve passive income through property investment in this era and the applicability of different financing instruments. The results show that real estate can be an effective route to passive income. My own contribution is the application of the theoretical findings to a real case and the evaluation of the returns. |
