| Abstract: | Diplomová práce se zabývá problematikou stanovení kapitalizační míry pro nemovitosti v Praze, kdy zároveň kapitalizační míra představuje jeden z klíčových parametrů výnosového ocenění. Teoretická část práce se zabývá popisem přístupů stanovení kapitalizační míry a současně také popisem základních pojmů. Praktická část se následně zabývá již samotným stanovením kapitalizační míry napříč lokalitami v hlavním městě, kde se je snaží mezi sebou porovnat. |

| Abstract: | The thesis deals with the issue of determining the capitalization rate for real estate in Prague, where the capitalization rate represents one of the key parameters of the income approach to property valuation. The theoretical part focuses on describing various approaches to determining the capitalization rate, as well as explaining fundamental concepts related to property valuation. The practical part is dedicated to the actual determination of the capitalization rate across different locations within the capital city, aiming to compare the results between these areas. |
