Cílem diplomové práce je sestavení a zhodnocení investičního záměru v oblasti ubytování a stravování. Jedná se ubytovací zařízení typu penzion v tradičním venkovském stylu, který odráží aktuální trendy cestovního ruchu v oblasti udržitelnosti. Zaměřuje se tedy především na venkovskou turistiku, „slow turismu“ a aktivní odpočinek. V rámci penzionu je plánovaná také výstavba restaurace s kavárnou specializující se na českou kuchyni. Projekt se uvažuje vybudovat v turistické oblasti Orlické hory a Podorlicko. Práce se skládá z Lean Canvas modelu a podnikatelského plánu, kde Lean Canvas model slouží jako základní představení projektu a analýza proveditelnosti. Podnikatelský plán pak přináší detailní analýzy s cílem zhodnotit efektivnost projektu. Struktura podnikatelského plánu vychází ze Studie proveditelnosti od Ing. Patrika Siebera (2004). Z finanční analýzy podnikatelského plánu vyplynul záměr, že za předpokladů využívaných v této diplomové práci je investiční plán ekonomicky neefektivní, neboť jeho investice by se nikdy nevrátila a projekt se tedy nedoporučuje realizovat. Navíc jeho realizací by projekt každý den ztrácel na své hodnotě. |

| Abstract: |
The aim of this diploma thesis is to conduct and analyze an investment plan in the field of hospitality. It focuses on a lodging unit representing by a guest house in traditional rural style that follows current tourism trends in environment. It concentrates mainly on the rural turism, slow turism and active relaxation. Together with the guest house, a restaurant with a coffe shop specializing in a czech cuisine will be built, as well. The project considers the building in the region Orlické mountains and Podorlicko. The thesis consistes of a Lean Canvas model and a business plan where the Lean Canvas model is used as a basic introduction of the project and feasility analysis. This business plan brings a detailed analysis with a goal to measure the efficiency of the project. Structure of the thesis comes from the Feasibility Study by Ing. Patrik Seiber (2004). From the financial analysis of the business plan, the conclusion emerges that based on used conditions of the thesis is the business plan economically inefficient because the investment would never come back. Therefore, it is not recommened to realize this project. By implementing the project, it would lose its value every day. |
