Data analysis of short-term rentals on Airbnb in Prague

This thesis analyses short-term accommodation through the Airbnb platform in Prague in 2024 in order to assess its potential impacts on the long-term housing market and social aspects of the urban environment. The analysis uses data from the Inside Airbnb platform supplemented with publicly available statistics about the city of Prague. Methodology combines descriptive statistics, correlation and regression analyses. Data is analyzed according to spatial distribution, price development, availability of offers and relation to the real estate market. The results show a significant concentration of Airbnb in the central parts of the city, a progressive professionalization of the market and a strong positive correlation between the density of short-term rental offers and long-term accommodation prices. Based on the results of the analysis, recommendations are formulated for investors, accommodation providers and the city administration. The findings of the paper contribute to a better understanding of the impacts of Airbnb development on the urban environment and can serve as a foundation for urban planning and regulation of short-term accommodation.
