| Abstract: | Tato bakalářská práce sestavuje podnikatelský plán pro developerský projekt výstavby bytového domu Hráského 6, Praha 11 a hodnotí jeho proveditelnost, tržní životaschopnost a ekonomickou návratnost. Teoretická část vymezuje klíčové pojmy a standardní strukturu podnikatelského plánu se specifiky pro developerství, včetně strategických analýz. Praktická část aplikuje tato východiska na konkrétním záměru. Formuluje cíle výstavby, popisuje podnikatelskou příležitost, provádí analýzu trhu a konkurence, zpracovává SWOT a navrhuje a prodejní strategii. Finanční plán hodnotí investiční náklady, tržby, a scénáře doplněné citlivostní analýzou, závěrem stanovuje ekonomickou efektivnost projektu. |

| Abstract: | This bachelor's thesis compiles a business plan for the development project of the construction of an apartment building at Hráského 6, Prague 11, and evaluates its feasibility, market viability, and economic return. The theoretical part defines key terms and outlines the standard structure of a business plan, including specifics for development and strategic analyses. The practical part applies these principles to a specific project. It formulates the construction objectives, describes the business opportunity, performs a market and competition analysis, prepares a SWOT analysis, and proposes a sales strategy. The financial plan evaluates investment costs, revenues, and scenarios supplemented by a sensitivity analysis, and concludes by determining the economic efficiency of the project. |
