The subject of the research are residential properties, lands, commercial properties, industrial properties and special purpose properties. The thesis answers 3 research questions: what is the development of the main macroeconomic factors affecting the price of real estate, what is the development of the real estate market and what is the impact of the characteristics of flats on its price in the Czech Republic in the period COVID-19. In the theoretical part, the concepts of the real estate market as understood by the law of the Czech Republic are defined and a comprehensive literature search is conducted. The practical part consists of an analysis of the determinants of real estate prices, a descriptive analysis of real estate market development and a predictive analysis of housing prices. The resulting impact of the determinants of house prices could not be determined. The activity in the real estate market was declining, the growth rate of flat prices was 18% per year. The predictive model of flat prices is statistically significant and describes the influence of individual characteristics of flats on their price. |
