| Abstract: | Bakalářská práce se zabývá analýzou trhu s byty v České republice. Cílem práce byloprovedení podrobné analýzy reálně nabízených bytů k prodeji v roce 2017 vhodně zvolenýmistatistickými metodami. Nejprve jsme rozdělili data podle jednotlivých kategorií, například dlekraje nebo dle dispozice bytu a následně jsme pozorovali do jaké míry tyto atributy ovlivňujícenu. Speciálně jsme věnovali pozornost Hlavnímu městu Praha a Ústeckému kraji, které sez ekonomického hlediska vymykají průměru v České republice. Zajímavým prvkem práce byloporovnání průměrných cen vůči průměrným mzdám, kde jsme sledovali dobu spořenív jednotlivých krajích. Nakonec byla provedena regresní analýza. Klasická regresní analýzavšak nesplňovala všechny předpoklady, z toho důvodu byla aplikovaná zobecněná regresníanalýza. Jako hlavní přínos bakalářské práce vnímám podrobný rozbor trhu bytů a jeho grafickézpracování. |

| Abstract: | The bachelor thesis deals with the analysis of the apartment market in the CzechRepublic. The aim of the work was to carry out a detailed analysis of homes offered for sale in2017 by appropriate statistical methods. First, we divided the data by category, for example, byregion or by type of apartment, and then we observed how much these attributes affect the price.We have paid special attention to Prague and the Ústí nad Labem Region, which, in economicterms, are outliers in the Czech Republic. An interesting aspect of the thesis is the comparisonof the average prices with the average wages and the analysis of saving times in individualregions. Finally, a regression analysis was performed. However, the classical regressionanalysis did not meet all the assumptions, therefore generalized regression analysis was applied.Main contribution of this bachelor thesis is a detailed analysis of the apartment market anda comprehensive visualization of the results. |
