| Abstract: | Cílem této diplomové práce je zhodnotit vliv územního plánování na nabídkové ceny nemovitostí ve městě Olomouc za rok 2021 pro jednotlivá funkční využití. Vliv je pojat jako přítomnost statisticky významného cenového pokřivení. Teoretická část je věnována literární rešerši teoretických a empirických výzkumů zabývajících se dopady územního plánování. Analytická část se věnuje analýze vlivu územního plánování na ceny nemovitostí ve městě Olomouc. Je provedena hédonická regrese, která potvrzuje, že územní plán města Olomouce má statisticky významný vliv na ceny nemovitostí. |

| Abstract: | The aim of this diploma thesis is to evaluate the influence of spatial planning on the offer prices of property in the city of Olomouc for the year 2021 for individual functional uses. The effect is conceived as the presence of a statistically significant price distortion. The theoretical part is devoted to a literature search of theoretical and empirical research dealing with the impacts of land use planning in the city of Olomouc. The empirical part is focused on analysis of the influence of spatial planning on property prices in Olomouc city. A hedonic regression is performed, which indicates that spatial planning has statistically significant influence on prices of properties. |
