| Abstract: | Tato práce se zabývá analýzou determinantů cen bydlení s tvorbou prediktivních mo-delů vývoje cen bytů pro kraje České republiky. Jejím cílem je identifikovat determinanty bytů, sestavit modely, a dále porovnat rozdíly mezi modely pro sledované kraje. S pomocí programů Excel a Gretl byla zpracována data, vytvořeny, a dále otestovány modely pro vývoj cen v krajích. Nejvýznamnějším determinantem se ukázaly být prů-měrné hrubé mzdy. Modely několika krajů obsahovaly stejné proměnné, ale u 14 krajů bylo zjištěno 11 různých kombinací proměnných. |

| Abstract: | This thesis concerns with creation of predictive models for 14 regions of the Czech Republic. Its aim is to identify determinats for housing prices in each region and to compare the differences between the models for the regions. Utilizing MS Excel and Gretl software, data was processed, models were created and further tested. Average gross wages turned out to be the most significant determinant. The models of several regions contained the same variables, but 11 different combinations of variables were found for 14 regions. |
